In the previous step we made a call and did not get through. but after checking the email we decided it would be best to put them on a 5 day tickler.
So what happens if you don’t get to talk to the lead? If despite your best efforts, you don’t get the lead on the phone, you should still try to build a Property Tracker or put together the CMA for them. Sometimes there’s just not enough info to do that, and we understand if you just can’t build a Property Tracker. But remember–if you send them the wrong homes, they at least have an opportunity to send you an email and ask what the heck you are doing! But if you send them nothing at all, then they have no reason to ever make contact with you. So try, try, try to send them something!
To that end, when you receive a Quick Call lead who does not answer the phone right away, we still take the best first steps that we can: We send them the initial “.AZ – Web Lead Search is Being Built” email. We build what we can of a Property Tracker or Portal (Note property tracker sends the .AZ-Web Lead Search is Being Built automatically. Also keep the number to about 50-100 homes somehow someway even if you have to make up some criteria.)
Then we go one step further. We then put them on a short 5 day quick call drip system, called “.AZ Quick Call 5 Day Tickler”. This system is basically a 5 day drip system including emails and subsequent follow-up phone calls all designed to help you get that initial contact with the lead.
Rarely will you actually get to the end of this drip without some kind of response from the lead. Possible choices–
- Take me off your list
- I am looking but already have a realtor.
- I am not seriously looking
- This information seems great so far, but here is what I really want!
- You are the best agent ever, where have you been all my life, lets go buy a million dollar home…tomorrow!
These are all great responses! (Okay, one of them is maybe a little better than the others.) But no matter what they tell us we can make some progress. Once you hear back from them you’ll first delete all future tasks which the 5 day drip had scheduled for them. Then, either put them on the correct 14 month drip system, or mark them as dead. You may also have the info you need to improve their search, or to write them a personal email to ask for more info, etc.
Rarely you will run into the end of the 5 day drip with no response. If you do, however, we recommend you continue to send the Property Tracker emails. It’s surprising to us how often someone that you haven’t heard from in a year, and had pretty much written off as dead, responds positively and asks you to help them find a home. Remember, the system works without any further effort from you, so let the system do it’s thing!
If we got a positive response we can now treat them as a Quality Lead.
